Operating Model | TetraHomes

Operating Model

In-house. On-site. Accountable.

TetraHomes owns and runs every community it acquires. Property management, capital planning, resident services, and construction are in-house — not outsourced.

Four disciplines

Roads. Water. Lots. Management.

The four things that determine whether an MHC compounds or decays. Get them right and everything else follows.

01

Roads

Paved, drained, and repaired on a fixed cycle. Curb appeal is retention. Cracked asphalt is a leading indicator of neglect.

02

Water

Water and sewer infrastructure inspected annually. Lift stations, meters, and treatment upgraded on a capital plan — not on failure.

03

Lots

Every home site graded, skirted, and utility-set to standard. Vacant lots filled with factory-produced homes on a 90-day target.

04

Management

On-site community manager at every property, backed by regional operations, centralized accounting, and 24/7 maintenance dispatch.

Systems

Technology that shows up on-site.

Resident-facing

Resident portal for rent, work orders, community announcements, and events. Mobile-first. Available in English and Spanish. No call center gauntlet — a real person at the property answers first.

Operations-facing

Unified property management platform, GIS-linked asset registry, capex tracking, resident credit and payment analytics, maintenance dispatch, and vendor management. One source of truth.

People

The community manager is the platform.

The most important operator in the portfolio is the on-site community manager. TetraHomes recruits, trains, compensates, and promotes managers as career professionals — not caretakers.

"The most important operator in the portfolio is the community manager. Everything we build in tech, in capital, in strategy — supports them."
