Rent Escalator Policy.
Voluntary standard against predatory rent increases in TetraHomes communities.
Purpose.
TetraHomes voluntarily adopts this policy to distinguish the platform from operators that use manufactured housing residents' lack of mobility to justify aggressive rent increases.
Standard.
Annual rent adjustments are guided by (a) the change in a published measure of local inflation, (b) capital investment made in the community, and (c) documented market rent for comparable, well-maintained MHC pads in the same submarket.
Cap.
Absent extraordinary circumstances (major capital investment, material change in property tax, or infrastructure remediation), annual rent increases will not exceed the greater of the local CPI and 5%.
Notice.
Rent increases are communicated in writing with at least 60 days' advance notice, or the notice required by state law if greater.
Disclosure.
Any deviation from the standard cap will be disclosed in writing to affected residents, with the specific basis for the increase.
Governance.
Compliance with this policy is monitored by the Chief Operating Officer and reviewed annually by firm leadership.
